A Town in the Country

Estrella is a 27,000 acre master-planned community (second only to Irvine in size in the southwest) centered around 72 acres in two large recreational lakes, and 40 acres of parks in the foothills of the Estrella Mountains, adjacent to the 19,000 acre Estrella Mountain Park. Truly planned as a mixed-use development with distinct villages offering a range of housing options, commercial, municipal, cultural facilities, open spaces and a luxury resort site.

Estrella was originally planned and partially developed by American Continental Investments Corporation _ a division of Lincoln Savings – in 1988. It sat idle after the real estate crash of the late 1980’s until it was purchased via a joint-venture from the Resolution Trust Corporation by SunChase Holdings in 1994. SunChase Holdings acquired the RTC’s interest in 1988 and now has 100% control of the project.

The first phase amenities include two public golf courses with a total of 72 holes, hiking trails, paddle boats and fishing at the lakes, a youth center, picnic areas, activity classes, and a vast children’s playground. Annually, the lakeside pavilion and grass amphitheater showcase the Jazz Festival and the Phoenix Symphony in an evening performance.

Throughout the neighborhoods are connecting trails that lead to the local elementary and secondary schools, parks and fully equipped playgrounds. The entire Estrella community could accommodate an ultimate population of 200,000.

Biegel & Co’s involvement has been over a number of years in various capacities. In the early formation of the project, Richard Biegel was instrumental in negotiating access to Estrella from Interstate 10. In 1996, Biegel & Co was retained to assist in the completion of the amended master plan for the first phase, community infrastructure financing, the planning of the first retail facilities in the Project, and ground breaking for the several thousand acre second phase.
